Corporate relocation continues to import salaried tenants into a constrained central market. City of Dreams Mediterranean, the integrated casino resort that opened in 2023, anchors year-round visitor traffic rather than the April-October pattern that governs the rest of the island. Cyprus's anticipated Schengen accession, now targeted toward 2027, would remove border friction for EU travel and widen the tenant and buyer pool further.
Long-term lets to corporate tenants yield an estimated 4-5% gross. That sits below the 5.5-8.5% a well-placed Paphos short-term rental can reach in season, but the income is far steadier: occupancy holds through winter instead of collapsing in November.
