Dream Second Home ("DSH", "we", "us", or "our") provides curated introductions to vetted international real estate developers, operating under the EXP Realty license umbrella. 2. Information we collect
Information you give us
- Contact and introduction requests: your name, email address, and the message or details you choose to share (for example, the country, property, or investment goal you are interested in).
- Property inquiries: the property you ask about, together with the contact details you submit so we can respond.
- Newsletter sign-ups: your email address, so we can send market intelligence and new vetted listings.
Information collected automatically
- Analytics data: if you accept analytics cookies, we use Google Analytics and Microsoft Clarity to understand how visitors use the site — pages viewed, referring source, approximate location, general device and browser information, and masked interaction data. This is collected only after you opt in (see Cookies, below).
- Essential technical data: a minimal set of information needed for the site to function and to remember your cookie choice.
3. Cookies and similar technologies
We group cookies into two categories. Analytics cookies are off by default and load only with your consent (we use Google Consent Mode v2, which keeps analytics denied until you accept).
- Essential (always on): required for the site to work and to store your cookie preference. These do not track you across sites.
- Analytics (opt-in): used by Google Analytics and Microsoft Clarity only after you allow analytics on the cookie banner. You can use only essential storage, and you can change or withdraw your choice at any time via the "Cookie Settings" link in the footer.
We do not use advertising or cross-site tracking cookies.

- To respond to your inquiries and provide the introductions or information you request.
- To send the newsletter, where you have subscribed.
- To understand and improve how the site is used (with your consent).
- To maintain the security and integrity of the site and prevent abuse.
- To comply with our legal obligations.
5. Legal bases (EEA/UK visitors)
Where the GDPR or UK GDPR applies, we rely on:
- Consent — for analytics cookies and newsletter emails (you may withdraw it at any time).
- Legitimate interests — to respond to inquiries you send us and to keep the site secure.
- Legal obligation — where we must retain or disclose information by law.
6. Sharing and service providers
We do not sell your personal information. We share it with the service providers that help us operate:
- Resend — delivers our contact, inquiry, and newsletter emails.
- GoHighLevel (AttractZen) — our customer-relationship tool, where we securely store your inquiry so our team can follow up.
- Google Analytics (Google LLC) — website analytics, only with your consent.
- Microsoft Clarity (Microsoft Corporation) — privacy-masked session and interaction analytics, only with your consent.
- Google Tag Manager (Google LLC) — loads and controls the approved analytics tags; it does not add an advertising destination for this website.
- Google reCAPTCHA (Google LLC) — protects our forms from spam and automated abuse. It runs when you interact with a form and is governed by Google'sPrivacy Policy and Terms of Service.
- CookieYes — manages your cookie consent preferences and the consent banner.
- Vercel — website hosting, media storage, and the serverless functions that process form submissions.
- EXP Realty — our licensing brokerage, where a transaction proceeds and disclosure is appropriate.
When you request an introduction to a property or developer, you are asking us to connect you: we share the details you provide with the relevant vetted developer so they can contact you about that opportunity. We do this only at your request.
We may also disclose information where required by law or to protect our rights and the safety of others.
7. International transfers
We and our providers may process information in the United States and elsewhere. Where personal data is transferred out of the EEA or UK, we rely on appropriate safeguards (such as Standard Contractual Clauses) where required.
8. Data retention
We keep inquiry and introduction details for as long as needed to assist you and to meet legal or record-keeping requirements, then delete or anonymize them. Newsletter data is kept until you unsubscribe. Google Analytics event data is retained for 14 months; Microsoft Clarity data follows the retention controls available for our Clarity project.
9. Your rights
Depending on where you live, you may have the right to access, correct, delete, or receive a copy of your personal information; to restrict or object to certain processing; and to withdraw consent. If you are a California resident, you may request to know or delete your information and are entitled to non-discrimination for exercising these rights (we do not sell personal information). To exercise any right, email contact@dreamsecondhome.com and we will respond as required by law.
10. Children
This site is intended for adults and is not directed to children under 18. We do not knowingly collect information from children.
11. Changes to this policy
We may update this policy from time to time. When we do, we will revise the "last updated" date above.
